Q. What is the MLS?  The Multiple Listing Service
is an extensive computerized database containing ALL of the properties
listed by Realtors® and seen by Realtors®. When a buyer contacts
a Realtor® to purchase property the Realtor® will search the
MLS for property meeting their criteria. The vast majority of homes
are sold through the MLS and because there are thousands of local Realtors®,
the listing Realtor® almost never sells their own listing. The only
way consumers can have their real estate listed in the MLS is through
a Realtor®.
Q. What exactly is a Realtor®?  A Realtor®
is a member in good standing with the National, State and Local Associations
of Realtors®. Only Realtors® can place property for sale in
the MLS and only Realtors® have full access to all the information
in the MLS.
Q. What is Realtor.com?  Realtor.com is the most
popular real estate website on the internet. The National Association
of Realtors® has contracted with Move, Inc, formerly HomeStore,
Inc, to administer this website for consumers to search and browse the
MLS on a national level. The addresses of the properties are not listed
making it necessary to contact a Realtor® for that information.
Only those properties listed in the MLS can be seen on Realtor.com.
Q. Do you offer enhanced listings on Realtor.com? Yes.
All of our listing options include an enhanced (showcase) listing on
Realtor.com.
Q. How long will my property be listed? We offer to
list your property until it sells. Our sellers can cancel anytime.
Q. What if the buyer is not procured by a Realtor®?
 Then you pay NO COMMISSION! That's right. You retain
the right to sell the property on your own and pay No Commission.
Q. What if the buyer
is procured by a Realtor®?  Seller agrees to pay 3%
of the sales price to the procuring broker. There is no listing commission.
The most you could possibly pay is 3% plus the up front listing fee
of $495 or $795.
Q. What if List In MLS Realty, LLC procures the buyer?
 Then we earn the 3% commission.
Q. Will my MLS listing look the same as those who have paid
a full listing commission to a traditional agent?  Yes.
Your listing will look like the other listings on your local MLS. In
addition, we strongly encourage the use of multiple photos and descriptive
marketing remarks.
Q. How can List
In MLS Realty provide this service for so much less than the competition?
 We don't believe it's reasonable to charge 3% or more to simply
list a property in the MLS. List In MLS Realty was founded to
bring consumers more efficient and effective real estate solutions while
putting pressure on the competition to LOWER REAL ESTATE COMMISSIONS.
Our listing process is extremely efficient and we are happy to pass
the savings on to you.
Q. What areas do
you serve?  We currently serve all of Lee and Collier Counties
except for Marco Island and we are now offering limited service listings
throughout mid-Florida which includes the following counties: Orange,
Seminole, Osceola, Lake, Ease Polk, West Volusia, Hillsborough, Pinellas
and Pasco.
