Q. What is the MLS? The Multiple Listing Service is the database containing ALL properties listed by Realtors® and viewed by potential buyers. Selling through the MLS maximizes your property's exposure.
Q. How do I list my home in the MLS? Listing your home in the MLS is a simply 4 step process.
Step 1: Complete the listing contract
Step 2: Complete the data input form
Step 3: Email us up to 50 origional photos.
Step 4: Pay the listing fee.
Q. Once I complete the 4 steps, how long until my home is listed in the MLS? Your home will be listed within 24 hours. We will send you a comprehensive confirmation email once it's completed.
Q. How long will my property be listed in the MLS? The listing duration is for up to 1 year. You can cancel anytime.
Q. How many photos can I use in the MLS? Up to 50 photos. For professional photos we recommend Visual Pro Photography.
Q. What if I find a buyer on my own? Then
you pay NO COMMISSION! That's right. You retain the freedom
to sell the property on your own and pay NO COMMISSION.
Q. What if the buyer
is procured by a Realtor®? Then the Realtor® earns the commission specified in the listing agreement. There is NO LISTING COMMISSION.
Q. What if List In MLS Realty procures the buyer?
We work with buyers on a traditional basis and we also have a Buyer Rebate program. If we represent the buyer then we earn the commission specified in the listing agreement, just like any other Realtor®.
Q. Will I need to select a title company to handle the closing? Yes. Unless the property is located in Collier County, it's customary for the seller to choose the title company. You are welcome to use your preferred company or for competitve rates and high quality service, we recommend Private Client Title and Escrow. If you've owned the property for less than 3 years, be sure to ask for a reissue discount.
Q. Will my MLS listing look the same as those who have paid
a full listing commission to a traditional agent? Yes.
Your listing will look like the other listings on your local MLS.
Q. How can List
In MLS Realty provide provide such cost-effective services? We believe in fair pricing and efficiency. Our streamlined process ensures savings are passed directly to you.
Q. When I list my home in the MLS through List In MLS Realty, will my name and phone number appear on the public websites? No, your contact information will not appear on public websites. This is due to a nationwide Realtor® MLS policy that prohibits displaying seller contact information on sites where MLS listings are publicly displayed. Prospective buyers viewing your MLS listing on consumer websites will be directed to contact a Realtor®.
Realtors® will see your contact information when they access the MLS and will contact you directly to schedule showings and submit offers. Most prospective buyers will be working with a Realtor®. To attract buyers not represented by a Realtor®, you are welcome to use a FSBO yard sign, hold open houses, or post FSBO ads.
